Improvements and Alterations Clauses in Commercial Leases

Once you enter into a lease, you are going to want to make improvements or alterations to the premises so that you can make the premises inviting for customers. First, you need to make sure that you are aware of what alterations you can make to the premises. Some landlords will not allow you to add signage more than a certain size or make holes in the walls of the premises.

Also, you should be aware that certain leases state that any improvements or alterations become the property of the landlord after the lease terminates. You should be aware of such language before you spend a ton of money in making improvements to the premises.
